Doesn't surprise me. Their pizza wasn't bad as far as franchise pizzas go but was horridly overpriced. To make overpriced yet only slightly better than mediocre pizza profitable, a better location is needed. (the gourmet title for overpricing only works in trendy areas, not where low to low-middle class workers and or retirees shop) Especially where it's so disjointed from the mall AND the carpark with little signage and with only road front access. Plus it's very easy to miss on the three lane curve.

Modbury Triangle should be apartments with shops below.
I would design it as apartments around the edge near the existing fringe businesses, and a central court yard area with open space, cafe's and shops.
The residents on top of the shops would make the businesses boom.

To me it feels like any upgrade in its current state would be throwing money away, especially if TTP does eventually do its upgrade.

To me your idea sounds like it would be the best solution.

NEWSFLASH!

Finally, after 16 years of being stuck in 1998 down Memory Lane, KFC is now being renovated!
Also, Pizza Capers actually changed the branding to 'Zlice'!
Westpac is also likely to relocate a short distance soon.

Where do you believe Westpac will be moving to mate?

Nailed it. Mixed-use development is the way to go.

I couldn't agree more, and think that would definitely be the way to go here.

Part of 'Lounge Around' has become Bikram Yoga.
Now I wonder what's going to go between that and Anytime Fitness...

Or Westpac!
And let that former location become something like Nando's!

The former Barbecues Galore (formerly a Banner Hardware then Home Hardware) now has fencing around it.

Any word on what they are doing to this building?
