Was driving down Unley Road on Saturday night and commented about how dead the street is compared to King William Rd or The Parade.
150 apartments would surely be appreciated by the traders. It looks smart and fits the new zoning, just wish the road was another 5m wider.

THE Unley Rd landscape will be transformed under plans for an $80 million, seven-storey apartment and shopping complex earmarked for the strip.

The complex, planned near Unley Shopping Centre, would feature 150 apartments, at least four shops, more than 200 underground carparking spaces and a large courtyard.

Plans for the big new complex are now with the state’s Development Assessment Commission.

AOAN International managing director and Jonathan Hii plans to develop the apartments on behalf of a group of local and overseas investors, whose names he would not disclose.

It would feature one, two and three-bedroom apartments and several penthouses. Properties would be priced at between $300,000 and $1.5 million.

Ben Ward, of project management group Trice, said the complex would provide a chance to buy into one of Adelaide’s most exclusive suburbs.

“We are seeing in other parts of Adelaide, such as Prospect Rd and Norwood Parade, how the State Government’s planning policies, together with the local council’s provision of new infrastructure, have created an environment for a great lifestyle,” Mr Ward said.

“There is now a fantastic village feel in these areas that makes people want to go there to socialise, to live and do business, and as a result, the whole community benefits.”

“We hope this project will be a catalyst for something similar to occur in Unley.”

Mr Ward said the project would create around 700 jobs during construction.

“We are looking forward to attracting more people, more activity and more jobs and build on the

vibrancy of this great neighbourhood.”

Unley councillor Rufus Salaman said he supported the development but wanted residents notified about construction plans as soon as possible.

“I suppose it will bring around 250 people into an area where nobody is living at the moment … which is a very good thing,” Cr Salaman said.

“But the losers will be those living in side streets because it could cause problems during construction.”

Apartment plan boost for Unley Road

An $80 million integrated, mixed use development incorporating retail shops and residential apartments has been planned for Unley Road.

Located at 244-248 Unley Road, near Unley Shopping Centre, the proposed multi-storey project will include 23,500m2 of new development works and feature 150 apartments, more than 200 underground car parks for residents and visitors, and a large architecturally landscaped internal courtyard.

Adelaide-based project management group Trice has been commissioned to deliver the development by Adelaide businessman Jonathan Hii on behalf of a group of local and overseas investors.

Designed by Cheesman Architects, the project has been developed in line with the State Government’s 30-Year Plan for Greater Adelaide that provides for more housing opportunities along major network corridors, as well as the City of Unley’s vision for a more liveable and viable urban centre.

Subject to receiving development approval and achieving a required number of pre-sales, construction of the project – which recently passed through the State Government’s pre-lodgement process led by South Australia’s Government Architect – could commence as early as late 2015.

Up to 700 direct and indirect jobs are expected to be created during construction, and even more once the development is completed and the building is fully operational.

Trice Development Manager and Project Leader Ben Ward says the project – which has been in the planning phase for 12 months – provides important private investment in South Australia and will deliver many benefits to the local region.

“This project responds directly to the goals of the State Government’s 30-Year Plan for Adelaide and will provide new, high quality apartment living right in the heart of Unley,” said Mr Ward.

The project will provide a mix of living options for people of all household types and income levels. The apartments will comprise one, two and three bedroom options, as well as a select number of luxury penthouses with panoramic views to the Adelaide Hills, city and horizons.

Mr Ward said the development would incorporate the latest in environmentally sustainable design initiatives and smart technology for the convenience of residents.

“We think people will appreciate this as a truly unique project of a very high quality, and an outstanding opportunity to buy into one of Adelaide’s most exclusive suburbs,” he said.

Address is 244-248 Unley Rd (between Hart Ave & Opey Ave). Opposite Cremorne Hotel.

It's not exactly an architectural masterpiece. Though I think it looks good.

Perfect for Unley Road.

It looks rather crap in my opinion, need to glass some of those concrete balustrades and refine the desugn a bit to improve it.

It appears there was a design competition for this development. This was the proposal by JPE. I prefer it to the final design, however I suspect this one would have costed more to build.
