Only from a construction perspective and not in relation to the end use.
• soil impacts identified should not present a potentially unacceptable risk to human health for the proposed development of the site for residential and commercial purposes

• groundwater was identified at the site at approximately 14 metres below ground level. Boron was identified at levels exceeding livestock, irrigation, drinking water and freshwater ecosystem criteria

• impacted groundwater may be encountered during the development of the site, however any risks from exposure can be mitigated through site management and a CEMP for the development.

The EPA is satisfied that it has been demonstrated that the preconditions for audit have not been met based on the proposed land use as site contamination has been determined not to exist and realistic human exposure pathways have not been identified.

Potential exposure pathways may be present during the proposed development and therefore management of the residual contamination on the site is required to manage any potential risk to human health and the environment from exposure to these chemical substances.

A CEMP is an appropriate management plan to ensure compliance with the general environmental duty and mitigate any potential environmental impacts and/or nuisances during development. As noted above, boron has been identified in groundwater above relevant criteria. Adherence to the CEMP will reduce this risk and is therefore considered to be a necessary form of remediation.

If you're a little bit lost on what this development looks like, this document here describes the tower in vivid detail. You could almost make a render yourself, its that specific.

It looks a lot like the Crowne Plaza development on Frome. Hopefully the materials and finishes will be much better on this one.

Between this, 254 North Terrace and Crowne, the skyline will be dominated with plain glass boxes up the eastern end of the city if they all reach completion.

Could there be engineering considerations relating to the size of the footprint, and how far above anything nearby it would be to alter the wind loading? I imagine that to resist more wind requires thicker columns or bracing all the way down.

I'm... whelmed? It's fine, but aside from the two recesses it's largely another extruded glass rectangle. The height is great, for sure, but otherwise I'm not seeing anything particularly special.

Quite a contrast to the original render based on that tower in Los Angeles.

Rather square shaped innit. I'm actually a little disappointed in it, Its just you average cliche glass tower. Its lacking something
