Seems a shame this site has become such a behemoth. I can't say I agree with the criticism that it would have significant impacts for traffic on the Inner Ring Route of Adelaide. The fact is that the R1 section of Greenhill Road has a very wide median strip, which could provide most, if not all of the space required to install a dedicated tram line - preferably a grassed track, like we have in Victoria Square.

The section where space would be an issue is actually the bit between Fullarton Rd and the Burnside Village intersection at Portrush Rd. Considering the importance of Greenhill Rd in the traffic hierarchy, it wouldn't really be feasible to remove a general traffic lane in this section, and it is already fairly congested, especially at peak hour, meaning if there was shared running with trams, they would get stuck in the traffic.

It should be fairly easy to widen the road between Fullarton Rd and Conyngham St, as the Victoria Grove and Pineview developments on the old Glenside Hospital site left a bit of a buffer zone next to the road. Between Conyngham St and Burnside Village, there might need to be some acquisitions of front yards on the north side of the road to provide the necessary width.

It is quite remarkable that, considering how much business activity there is along the Greenhill Rd corridor, there is no regular bus route along the corridor. The only bus route which runs along the Parklands frontage section of Greenhill Rd is the 580, which runs just 3 times per day (AM peak, PM school peak, PM work peak). I used to use it occasionally, and it always seemed to be well patronised. But the extremely low frequency means it is unknown to most commuters, and is high risk and fairly useless anyway - if you miss your bus, there is no other option, and if you want to travel at another time, you can't.

From the Advertiser article:
Cohen Group has longer term plans for another extension south of the existing shopping centre, potentially including more specialty stores, a supermarket, fresh food precinct and 350 car parks.
Presumably this would mean demolishing houses south of Cator St, unless the author is just confused, and what is really planned is to redevelop the older area of the shopping centre where Coles currently sits.

It would be nicer to see them expand westwards towards the city along Greenhill Rd, so Greenhill Rd can become a proper shop-lined high street, rather than centering themselves on the Portrush Rd freight route.

This will put Burnside on the map as the premium retail destination of Adelaide outside of the CBD.

80 new stores is massive for an Adelaide retail development. Presents the perfect opportunity to attract the final amount of retail brands that are missing as well as chance for some brands to open additional sites and expand their footprint into an affluent trade area. Also will remain quite rare as one of the few suburban shopping centres (non outlet format) that will only have 1 major store, being Coles. (No David Jones/Myer etc.)

Based on some of the fake shop fronts and logos in the fly through, and knowing what Burnside and Adelaide is missing will be pretty clear who they'll be targeting to get in.

It's all speculation at the moment, but I've heard around the place that Louis Vuitton and Balenciaga have both signed EOIs about opening stores at Burnside.

It looks like we're starting to get some of the really high end brands finally coming to Adelaide.

Public transport in Adelaide is often seen as "lower class" - would the people who would be attracted to shop at these places from more than a few suburbs away use public transport to get there? I'm trying to work out if I know anybody who uses the bus to go shopping.

But if this is going to be Adelaide’s DESTINATION shopping centre, you want access. Even the Gold Coast as accommodated for Pac Fair with its tram. We should be looking to make these areas outside of the city as wow as possible to showcase that Adelaide has more than Rundle Mall/Street as a place to spend your spare time, and draw tourists.

Even Chadstone, Australia's largest shopping centre, only has buses going to it. Although it does have specialty buses from the CBD in addition to regular suburban bus routes.

Mali and Labor have shown no interest in investing in public transport barring a spur line in PA. The best we can hope for in Burnside is a specialty bus like Chadstone has, but that's probably a stretch.

They won't use a bus, but they would use a tram.

Having grown up around Burnside Village in nearby Tusmore, I can tell you that the reason for the limited bus services in and around this pocket of metropolitan Adelaide is the superiority complex of its residents and the perception that public transport is dirty and for students and migrants only. Sure, you might get the occasional pensioners interpeak on the 140 or 142 bus but they're generally the elderly living in the conjoined units, not the million dollar mansions. High-end retail outlets will never result in the demand for adequate public transport, why else are centre management building an abundance of car parking, generally speaking the types of shoppers Burnside Village intends to cater for believe the world revolves around them and what's convenient for them.

I'd rather see investment in better public transport go towards Norwood Parade where at-least the younger demographic will be so inclined to use it.

Build it and they will come. Light rail to Burnside would still be a massive boon and help to push for demographic change in the area. It is only a matter of time before the old massive dwellings fall into disrepair as the next generation cease interest in their upkeep, potentially leading to subdivision and densification.
