Glad to see SCAP growing a spine and rejecting a student accommodation building on the grounds of lack of communal areas and blank concrete walls, there is absolutely no need to a blank wall given the surrounding buildings are heritage listed and will likely never be redeveloped.

I wouldn't say never.
Something might be heritage listed today, in decades to come the pendulum could swing another direction and what was once considered heritage not so much..
And whose to say the heritage listed building/s aren't left to rot and crumble and be left with no option but to bulldoze...or peoples favourite theory 'suspicious fire'.
Either way shit outcome, tiny site, when they should be consolidating this open parking lot with Gay's Arcade next door to create a residential tower incorporating the arcade below which connects to Adelaide Arcade and onwards to Rundle Mall. Would sell as quick if not quicker then Realm.

So disappointing about the Western Wall. It's my biggest hatred of modern day architecture. The fact that it is not a commonly accepted practice by most architectural firms makes it more blatant. Designers who advocate such features do not value our city and therefore they should not be allowed to build so well done SCAP.

If Adelaide Arcade is ever replaced with a high rise, then they will have to work around whatever has been built next to it. If that means setbacks to avoid blocking out a window, then that’s a good outcome - a much better outcome than having a hundred metre wall of concrete there for a century or more - which is by far the most likely outcome if this proposal was allowed in its current form, given the heritage status of the Arcade.rev wrote: ↑Wed Apr 30, 2025 7:12 pmI wouldn't say never.

Not saying the Arcade wont be redeveloped in the future - there could be all kinds of things that could happen, from fires to changes in attitudes about heritage. But on the balance of probabilities it is fairly unlikely, and not worth the risk of having to a giant unsightly blank wall there for decades if not centuries.
