I suspect it's an easier sell if the site is shovel ready. Personally I prefer an empty site as it leaves other option but to develop, God forbid they repurposed either building when it's a prime development site.

Be a bit hard to kick the residents out, but the building next door would make for a very attractive development site as well.

Something needs to be done about the commercial spaces at the base of the neighbouring buildings, other than Streetlight and the comic book shop, they’re in a really bad way. The laneways in this entire area should be pumping like Peel Street and yet they aren’t!

It’s trash.
I go back home and there are so many vacant blocks littered about the same. If something really big is happening on this site then it will take even longer for approvals to happen. And if something average is going up, knowing our track record, it’ll truly be trite
