AG will probably correct me but I think it's to do with the floor plan. Offices typically want open floors with as few pylons as possible (good for cubical farms), so the load is concentrated around fewer pylons and a concrete core. Apartments are sold already sub-divided so pylons and load bearing walls are no problems, so the individual pylons don't have to carry as much load therefore don't need to be as strong.

Adelaide actually gets quite a few buildings constructed with steel frames, even in comparison to those cities in the eastern states where concrete is all the rage. As AtD pointed out, a typical office buildings - those targeted at larger companies - are constructed with as vast open floor spaces as possible, which often results in a design with perimeter columns (usually with reinforced concrete) and a supporting structural core which often doubles up as the elevator shafts and other infrastructure systems supporting the building. Those office buildings typically need more elevators than a residential building of comparable size in terms of floorspace as they accomodate more people, therefore it isn't necessary in some buildings to have this core and columns within the middle of the floor could be considered.

I think this is shaping up as one of my favourite developments in Adelaide - the location is awesome, it's rocketing up (it seems to go up about 1 floor every week) and it already grabs my attention walking to work across Whitmore Square (albeit at the cost of eliminating most of the view of SA Water's Vic Square building!). Need a few more places like this as infill between South Terrace and Vic Square, though maybe with a pure residential focus.

Really comming along well. I think I spyed some blue tinted glass on-site too which would be a nice change from all the green glass going up around Adelaide lately. Pics from this afternoon:

If memory serves, they do, or at least they own/lease part of it. The ACC requires that apartments have x amount of parking space per dwelling, and I the developers are using the neighbouring car park to meet this requirement.

This building is starting to have an impact on the city skyline as you drive in from the airport.

It will be good when the 18 level balfours site starts to impose itself on the skyline, as that building will re-define the CBD boundaries.
