I presume the latter - surely they would have steel-framed it by now if they wanted to preserve it? Plus the people in the photo seem to be removing the top courses of bricks.

This is a disappointing turn of events.

I liked the initial idea of the new development wrapping around the James Place Hotel. I'm assuming this is a bit of cost cutting, in that its probably cheaper to build a monolithic facade to James Place rather than preserving the old pub.

Yeah, a real shame.

Hopefully they do a good job on interacting with the laneway, James Place is one of the most active ones we have.

So the ACC bust their balls for the last decade trying to turn Adelaide laneways into a mini Melbourne, with old meets new, and here.. in one of the busiest of city laneways, they allow demolishion of an existing pub, with an authentic antique laneway vibe. WTAF!

Let’s have some context. The ground floor was nothing more than a pokie room. Hopefully this new development will activate the entire stretch of the development which will actually improve the vibrancy especially with the toilet block gone too.

That's extremely unfortunate, especially considering that keeping the building in its entirety (or at least its exterior walls) was at least under consideration in the original designs. Renders on the Charter Hall website show James Place Hotel might've been retained along with a set-back of the main tower to keep the smaller laneway appearance of the shopfronts along the rear of the tower. I know plans are always in flux, but I can't help but feel it would've been a nice compliment to the retained Sands and McDougall facade on the front of the tower.

The developers would've needed to acquire James Place Hotel in this eventuality anyway, they probably uncovered some serious problem or put it into the too hard basket and decided it would be easier/cheaper to just bulldoze the building and build one unified rear facade. Maybe they blew the preservation budget on the Sands and McDougall?

Considering the original plans didn’t include preserving Sands and McDougall, I’d suggest their budget definitely was blown. So being able to get more square metres in each floor plate by purchasing and demolishing James Place Hotel would have been a substantial boon when they acquired it.

On the bright side, at James place, the dark scaffolding overhead from this development makes the lighting a lot more effective giving it a nice Melbourne lane way vibe.
