The mistake being made here is equating heritage with "good looking", the latter is entirely subjective and changes dramatically over time. All those "far better looking" buildings that have been demolished in the past are because they went through the same phase of negative opinion.

For those who insist on applying a single subjective measure of how it looks... to them... consider that the fire stairs and entire western side is gone, as are the fixtures on top. Its presence will be reduced to the curtain wall. Said curtain wall will be viewed in an entirely different visual context as it's incorporated into a larger structure.

Not going to try to change some minds here. And by some, I mean one. If you don't like architecture, nobody dragged you to an architecture forum...

Does it really matter guys, they're keeping the building anyway. Not much point in trying to prove it's not worth a heritage listing.

This guy is constantly beating his own drum, yet has never got this off the ground. This has been around for over 8 years. I'd hope this is different but his proposed timeline is not practical given no application has been lodged led alone approved and ready for construction in less than 6 months.

Thrive has entered a development agreement with the 11 owners of the Franklin St site, and expects to commence construction early next year.

Ben is right, so many false starts with this vision, and the new timeline proposed for such a project is awfully short and tight (“the hotel could welcome guests by late 2026 or early 2027”) so we will all have to wait and see regarding how the approval process will unfold, and then if indeed soil is broken by the end of the year, if the timeline is actually a genuine one as opposed to a pie in the sky one.

As far as the MLC building goes and whether or not one agrees with its heritage listing, all opinions expressed on this forum are valid, it’s just that some opinions will be more popular than others.

In this case there is an overwhelming movement in support of the building’s heritage listing. However, those that want to see it razed have valid opinions as well. Remember though, the building will be quite different to look at on the outside once incorporated with the new structure, and much of its “ugliness” will disappear, in particular from its rooftop and the western side, as well as that staircase.

Its all subjective though, but there is no need for finger pointing and vitriol and foul language to express oneself. Expressing ones opinion can be done without the need for this.

….and now my opinion…I love the blending of old and new, it will be a first for Adelaide in that the new structure will overlap the roof of the existing building making the new structure appear to cantilever over the MLC. Something similar to this I was hoping to see with that Hyatt proposal in Pirie St, if it ever got off the ground….

Harrop has been behind quite a few projects over many decades including 431 King William Street, but I’m not sure of anything major of late.

Alongside Mariott, Victoria T and Market Sq, this would make a huge impact. As skyline defining as the riverbank. Wish something would happen.

Victoria Square should resemble the Adelaide equivalent of Central Park, appreciate the variety of architectural periods represented around the square but given that there are laneways behind most of the buildings abutting Victoria Square, there isn't much stopping developments from building taller buildings behind those smaller/unique buildings that presently surround Victoria Square; this is almost a prime example of that.
