It's definitely no masterpiece, and I think this looks a lot worse than the Ibis Hotel. On the other hand, it provides some much needed activity, population and height to the area, so the entry from the Bakewell Underpass might not be so embarassing anymore. Let's hope that it gets started almost immediately and does not sit as an empty site.

Really? I would feel a project like this would really help the pub and attract a lot of patronages given the student crowd. You think it could be demolished to make way for this?

No, obviously won't be demolished. But an outdoor beer garden immediately adjacent apartments isn't generally a happy combination - even if they are students. I can't imagine they're going to go to town on sound proofing a student apartment building.

Aren't they required to sound proof? I thought there were protections in place for existing venues that the onus is now on those incoming to address noise concerns.

After reading the document on a bigger screen and seeing the renders at full size, I am a bit happier with the design if they stick to the renders and don't go too cheap with the materials.

The size of the rooms is depressing though. I was in a similar type of building while staying overnight in Melbourne and I couldn't wait to get out. Good luck to those brave souls who seek to live in these shoeboxes.

Page 12 of the Sonus report in Part A does specify that all northern windows will have double glazing on levels 2-7.

Also:
Construction of 89-­‐109 Gray Street is planned to commence in October 2017 with these activities completed by November 2018.

Wow!! Nice one. This is actually a very nice design by student accom standards. I rode my pushie past the demo site a few weeks ago, didn't realise it was the site for this one until now..... I remember being impressed by the size of the block.

Looks like Synergy Construct (they did 115 KWS office) are building this one.

Talked to the site supervisor - nice guy who also did the KWS building. They will construct this one in a similar way - steel frame going up 4 levels at a time with a 14 month build (they are already over a month in). I forgot to ask how many cranes :( It is moving very quickly with quite a lot of site fabrication of the circular foundation steelwork. Apparently the bathrooms etc are really small and I would not want to stay there. But on a v positive side it will mean another 700 residents living in the area and that will be v good for the local services + shops as well as for street security, with more people in the area 24/7

This site is really rolling along. The excavators are moving out and the crane base was moving in last night
