Looks to be around 85 South Terrace, just to the east of the Morphett Street intersection. no 87 has a distinctive staircase to the upper level that you can see in the first render.
Actually the 2nd render I think is the view from Morphett Street, so 83 South Terrace might also be included just leaving the corner property. (pity really)

Forme Projex seem to be building a wall of apartments along there... there's also a 6 level 30 apartment proposal for the site next to it at 14-16 Gilbert Street. You can quibble with the fact the proposals are actually LESS than the MINIMUM height and the architectural merit isn't amazing (at least from the outside; Forme Projex interiors seem pretty awesome - I've been living in one of their builds for the past few years) but compared to the atrocious run down single level showroom/warehousey things there now it's an amazing improvement. It even echoes the 'majestic pyramid' theme with the buildings getting taller up to the adjacent ~17 level student accomodation on the corner of KWS and Gilbert
