The forecourt area would be a great location for a bunch of small restaurants and bars. It's a bit of a chicken and egg situation though, because it would only really work if it was full of them, but it will only be full of them if there are people there, and there will only be people there if it's full of them...

That's rather ironic that AHL sold the site/had the site on the market.

Edge Church offered to buy the site off them when they were there, and they turned it down (though I suspect Edge would've given them a low-ball offer).

With "Free TAFE Courses" you are going to have more students within the vicinity. Now that Coles has closed in Grote Street maybe a Coles Local or Woolworths Metro would be ideal in Hindley Street.

Demolishing the former cinema and that low rise building between the two Oaks hotels along with whatever that is behind the trinity church, create a pedestrian plaza between Hindley Street and North Terrace between the two Oaks hotels that stretches toward/around the trinity church, with shops lining the main part of the plaza between the back of the Oaks hotels and Hindley street might work. Maybe apartments or a hotel on that parking lot on Morphet next to the bridge, opening up to said plaza.

Would it though? Bank St already exists, has much bigger attractors at both ends, has had a recent upgrade, and still doesn't have the highest quality tenants along it. Can't see how any extension through that area would fare any better. The plaza just needs to present a lot better to Hindley St. The parallel section of North Tce, opposite the Convention Centre's street level carpark wall, is hardly a teeming area to bring people in from.

Fortunes may finally be turning on Hindley St, as some larger vacancies appear to have found tenants. In addition to Urban Climb and the Music Hall:
  • The old Plaza Hotel (or at least part of it) is being fit out for 'Cherry Nightclub'
  • The former Horus Shisha bar is being fit out for something
  • The former 24 hour chemist is being fit out for something
  • The former Viet joint on cnr of Morphett has been taken over by 'Seoul Express'
  • The cop shop has moved to a much bigger street presence in the former supermarket on the cnr of Leigh & Hindley. Recall police were due to close completely until outcry forced the Libs to find a new space.

Rundle Street recently welcomed SA Local boutique Daisy Says in a stunning fit out. These kinds of designers are critical to the local retail economy and add such a local vibrancy to the precinct.

Resurgence of Rundle Street continues with Viktoria and Woodes, Carla Zampatti and Jurlique still to open.

Have said it before but by end of 2022 the Rundle Street to Mall precinct will have a great mix of designer boutiques, dining and bar options as well as major beauty and fashion stores with Sheike, JD Sports, Glue Store and Uniqlo set to open.

Stores that still need a presence in Adelaide, particularly the CBD:

Culture Kings, Academy Brand, Camilla and Marc, Zara CBD store, Bec + Bridge, Aje Athletica, Assembly Label, Style Runner, Pottery Barn/West Elm, Coco Republic.

Would love to know the sales data of Adelaide consumers who purchase the likes of Gucci, Prada, D&G, LV, YSL, Balenciaga, and other luxury labels online and interstate and how these $ could translate to actual store sales. Population and tourism probably still isn’t quite there to justify.

Would anyone know if any developers/leasing agents are trying to lure luxury to Adelaide still?

You could add Tommy Hilfiger to the list of stores that are elsewhere that would be beneficial if they were in town.

Rundle St West is still problematic - there’s a bunch of empty tenancies close to each other, roughly opposite the Austral, that are struggling to be leased.

East of Frome St seems to be doing well though, with most of the vacant spaces leased and undergoing fitout. Prancing Pony are having their last day today, but I believe that space will immediately start being fit out for a new long term tenant.

I dare say that has a lot to do with the size and standard of the spaces up for lease; be that either too if or too small for your fashion boutique businesses, and most have a very rundown facade. Also because Rundle Street West has the car park, there tends to be a lot more vehicle traffic in this section which I dare say takes away some of the warmth that Rundle east has.

That strip had its last good days in the 90s off the back of cinema goers. Then the westfieldisation of the sector wiped out not only this one but almost everything in the square mile that wasn't palace/nova. The decline of the residential population in the centre also did its bit. This place isn't going to bounce back from having gym bros around either. Can't think of a better candidate site for some bikie boss to get put down within a few years...
