And no corner pub is sacrificed. Looks good to me - wide, usable balconies, good shading on east facade, maybe roof gardens?
I count 8 levels, metro:
Street level - retail/commercial
Level 2 - carpark
Levels 3 - 8 - residential
Level 9 - plant? Penthouse level out of sight in the render? Or a basement level has been counted.
It hides the carpark, but it also covers a view of the Telstra building to the NE - one of the most beautiful buildings in Adelaide, IMHO.

Note the low density of the 1980's Housing Trust development nearby.
