It actually would be good if it just featured apartments. My :2cents:
The problem is that car-parks cannot be engineered into the development. Hence, despite its prime position, without carparking, an apartment complex would be unviable (unless they were student apartments)

Could a developer purchase car parks in a nearby garage and meet the ACC requirements this way?

As I understand it, something of this sort of arrangement was come to when the apartment complex at 223 North Terrace was completed several years ago.

Seems they have changed the document since yesterday and now the recommendation is: DEFER DECISION – pending amended plans for retention and
conservation of the eastern and western ends of the façade to North Terrace.

Still a few years away by the sounds of it.
OK for $30m city project

PLANS for a $30 million redevelopment of Gawler Chambers, on the corner of North Terrace and Gawler Place, have been approved by the city’s Development Assessment Commission.

The Adelaide Development Company [ADC] plans to erect a 14-storey building for office and retail space behind the century-old façade, which the company has owned since 1945.

ADC managing director Fiona Roche said project was scheduled to start in 2014.

“The redevelopment of Gawler Chambers will breathe life into this landmark location as a key link between the cultural precinct of North Terrace and Rundle Mall, and will complement other work being undertaken to enhance the city’s premier boulevard,” she said.

Ms Roche said discussions would start now with prospective tenants.

“We are creating 6200sqm of new commercial space in arguably one of the best locations in

Adelaide, so we’re expecting plenty of interest from the commercial sector as well as high-end retailers who are likely to be attracted to the ground floor tenancies.”

Whilst I'm all for this development and would love to see it happen (another shiny new tower on the city skyline) I'm rather concerned by the increasingly high vacancy rates in the Adelaide CBD? I know it makes for cheaper rents, however I think it currently stands at 11% or something? That's 1 in every 10 office buildings (of equal size). There's a couple of floors in my building sitting empty, it's quite a surreal sight.

I understand in Adelaide's case the bulk of this issue is basically many tenants are either consolidating or transferring from existing C and B grade stock and are 'upgrading' into either new or refurbished A or B grade stock, thus leaving the older stock empty, because noone is transferring sideways from C to C, or B to B, thus pushing up the vacancy rate up even higher.

I understand the reason for 50 Flinders Street going up, but am still suprised about that one - let alone any new DA's or revised DA's coming through for new office towers. Should this one proceed to construction stage would only compound the issue even further?

The one advantage is that in the long-term, the vacant C and B grade stock opens up oppurtunity for those buildings and sites to redevelopment potential. But I'm not counting my chickens just yet, given the rather poor, and deteriorating state of both the state and national economies at present.

This building is already empty and only adding 6000 sqm which isn't that much in the scheme of things. Anyway if they don't have tenants they won't build it.

6,000 sqm and 70m tall? Are you sure Ben? I know it's a small site... but surely it would be in the 10,000sqm range? Did you mean 16,000?
