AAMI overhaul

A 10-STOREY building with apartments and shops is the centrepiece of the SANFL’s plans for its AAMI Stadium land at West Lakes.
Charles Sturt councillors were last week given a preview of a draft master plan for the area, which includes up to 1800 new homes, at a briefing closed to the public.
The Weekly Times Messenger understands a major feature is an apartment building on the corner of West Lakes Blvd and Turner Drive, with shops and cafes on the ground floor and apartments in the above nine storeys. Under the master plan, land immediately west of Frederick Rd, including the former Crows Shed and part of Max Basheer Reserve, would be carved up for housing with buildings up to six storeys high, as part of a transit oriented development (TOD).
The SANFL would not release a copy of the master plan but in an emailed statement, a spokeswoman confirmed the organisation had been working on a 25-year plan “to ensure the land across this precinct is utilised in an optimum way”.
The statement did not specify details of what the development would include.
“The meeting with elected members at the City of Charles Sturt last week was part of a comprehensive consultation process that will include stakeholders including our two AFL clubs and residents of West Lakes and surrounding suburbs,” the statement said.
A deal which would see AFL matches played at Adelaide Oval from 2014 or 2015 is awaiting a vote of SA Cricket Association members in May - the proposal’s final hurdle.
A council source said that, under the SANFL plan, some of the grandstands at AAMI Stadium would be removed but the ground would continue to be used as a training base for the Adelaide Crows.
It is not known at this stage if the ground would host SANFL matches.
The State Government has already flagged a tram service to West Lakes, possibly via a spur line from the Grange track along West Lakes Blvd.
The SANFL spokeswoman said the league planned to release the draft master plan to the public over coming weeks.
“It is envisaged that the eastern end of the precinct would be developed first, with no further development over a 10-year period affecting AAMI Stadium, its car parking spaces or Max Basheer Reserve,” the spokeswoman said.
Semaphore Park Ward councillors Stuart Ghent and Juliann Andriani said a strong community consultation process would be needed as part of the plan.
“Certainly, there’s some high-rise development planned for the site and it would impact on some of the nearby residents with overshadowing,” Cr Ghent said.
“A tram will be a great benefit to the mall and West Lakes residents being able to come into the city.”
Cr Andriani said single and double-storey buildings would blend in better with surrounding homes.
“Football has been an icon for the area for a very long time and it would be a very sad day if and when it does move to Adelaide Oval,” she said.
“A lot of people spend time at West Lakes because of football and we need to make sure we don’t lose the current benefits.”

oh wait....
Seems like the way to go, will be interesting how much coin the SANFL make from this - that along with the AO deal means they will be sitting on a fair amount of cash.

Seems like West Lakes is developing into our highest suburb with so many mid rise bldgs built/proposed. Prediction - it will end up like a true suburbanCBD resi area - focussed around water/canal like development with quick transport connection - great if with tram. Higher pop.density will drive much of this as will location. To think that it once was a disembarkation point from sailing ships in the very early days, complete with mossies and mud and getting wet.

after getting back from Perth and Brisbane in the last two weeks you really need to lament the lack Water frontage we have (not facing directly out to sea I mean)
The Torrens re-development will be good but it has nothing on the Brisbane or Swan Rivers.
If West Lakes can get it's act together it could be strong point of difference for Adelaide.

Looks good, though I thought AAMI was going to remain as a main football oval for SANFL and pre-season AFL matches?. Etc lower the ground capacity to 15,000.
That would make more sense.

Well done, SANFL and the government - SA goes from a two major oval city to a one oval city.
It seems that no-one can resist the lure of profit on land sales, and everyone's a developer.

the whole 1 or 2 stadia debate is pretty much over
I do believe however eventually we will get a 2nd (down the track) multi use stadium and I have heard the SANFL is looking to upgrade another stadium around Adelaide to be the new SANFL base.

Fair point, capitalist, but I still think the present resolution of cannibalising a great cricket oval to create a compromised football oval is a ham-fisted way of doing things, and has only happened because state politics reared its ugly head in the middle of it. Specifically, the urgent desire of the unpopular Rann government to be re-elected.

Practically the same outcome as Waverley Park in Melbourne, then - only a tiny portion of the Waverley grandstands have been retained, with the Hawthorn training facilities underneath. I don't think Waverley is used by the VFL, either.

The whole debate/debacle is either going to go down as a famous coming together of two organisations or another deal done without looking into the future and a hindrance to SA in 20 years time.

Anyhow, from the renders it looks like the Crows Westpac Center is going to be retained.

If that's the case, what about the undertaking (as I understand it) by SMA to provide a replacement Crows Shed with space for 3,600 people at Adelaide Oval?
As to the apartments facing the 'training oval' at West Lakes, there shouldn't be a problem. None of the Crows can kick far enough to break one of the windows!

Crows Westpac Centre is their training facility, entirely different to the Crows Shed which is used for special events for members and supporters.
The proposed Adelaide Oval facility will be available to Port Adelaide F.C, Cricket etc
