I'm confused. Is the blank wall made of glass or not?

The blank walls are 100% precast concrete, as listed in the DA. "ARTICULATED CONCRETE PRECAST PANELS TO EASTERN FACADE" Eastern side "PRECAST CONCRETE PANEL" Western side. Concrete both ends.
Fundamentally, this is a safe, very vanilla design. Not a real surprise from Kyren, expect the final result to be considerably worse.

Time will tell in regards to demand. Kyren haven’t been known to wait around once their developments are approved. They’ll go hard on promotion

I'm fully prepared for Adelaidean to be 37 levels of average. Wow that is ugly. Too much emphasis placed on the horizontal. Makes the building look really squat and boxy. Hope it never gets built.

Samaras have a good track record for delivering projects here in Adelaide so I'd say this is a sure thing, though the quality doesn't always match up to what's promised, I think this is a necessary filler project and will help move along further development along Franklin Street but the 'blank' walls (or whatever you want to call them) are both unsightly and unnecessary. For one, Samaras owns the building immediately west, the least they could do is provide glass for the small portion of this that pokes up behind and the likelihood of anything similar in height going up next door to the east I'd say is small. I don't know whether it's law but this city and its architects seem to have a thing for building blank walls on the boundaries preempting further development that probably won't happen. This doesn't seem to be happening so much elsewhere in Australia (correct me if I'm wrong), well at-least not with such large buildings.

Yes the requirement for fire proof walls on the boundaries makes this happen. So any possible fire can’t jump/travel across. However as for them being blank..I guess they could start requiring them to have art work etc?

Yes, there’s fire boundary regulations, but in the case of this building, they’ve already been prepared to set back at some levels to allow openings. I don’t understand why they wouldn’t at more levels, except to avoid glazing costs. The floor plates would still be substantial even with more of a set back.

What do you guys expect from Samaras? He builds with cost in mind to maximise ROI. Overall it's not as bad as most of you think, it's an office tower! I'd rather see this than an empty lot. Of course more glass on the top floors facing east would make this much better. Hopefully they'll make changes accordingly.
