Yeah, there's no way a luxury hotel in the tallest building in the city, with an observatory on the roof, across the road from the cultural precinct & a block away from Rundle Mall could POSSIBLY run at a profit. TERRIBLE business case.

Not to mention within a short walk to the Botanic Gardens, Rundle Street, and a short tram ride to the western end of the CBD with a short walk from there to the casino, festival centre, Adelaide Oval, Hindley Street, Central Markets, Gouger Street...and during Fringe season it's within a short walk to the main hub of the Fringe being Glutony & The Garden, and a pleasant walk through the Botanic Gardens or adjacent areas to the Womad site every March...

No anchor tenant has pulled out. Westin hotels resorts group have signed on and will be the anchor tenant. They have no plans of withdrawing
It seems you have not been paying attention. A huge, huge multinational hotel & resort company would never have signed on if this was a dodgy development.

I mean... Hyatt signed on as anchor tenant of 51 Pirie Street and Wydnam Group signed on as anchor tenant of 75 KWS, how are both of those developments tracking? The loss of the History Trust to this building is a massive blow no matter what way you want to look at it, choosing to ignore that as if it has zero implications on the viability of this project (at-least in its current form) is ignorant of anyone.

It always seemed to me that the History Museum in the original plans was taking WAAAY too much space in the building.
Even if the Westin hotel doesn’t want extra floor space, there is a very easy way to save the development …. create luxury apartments for levels 35-50. Like the Sofitel hotel, apartments have access to the pool, sauna/spa etc of the hotel. I’m confident this would improve the financial business case for the project enormously compared to the potential rental return on the museum.
I’d expect demand for these apartments would be sky high … tallest building in Adelaide, views over the parklands which can’t be built out, North Tce address, next to Rundle St etc etc

The history museum has always been the Freemasons' recognition they're in a unique position to give back to the state and their desire to actually do so. It never would have formed part of the deciding factor of a business case and I'm sure they would have had people arguing from day 1 that it shouldn't be included because it was going to reduce the potential ROI.
I expect we'll see a scaled back museum of state history in just the lower floors of the Lodge and more hotel space.
What I'd love to see is the double-height museum floors retained and turned into performance, convention and exhibition space that the Masons retain full control over as a charity and not turn it over to the hotel to manage at commercial rates regardless of who hires it.

That "easy way" might face the slight barely worth mentioning problem that 13 of the 16 floors you mention don't actually exist in the plan.

I recall Mic saying that if the museum fell through, they had alternative ideas to help fill the void. I'm sure A grade office space and/or luxury apartments would be enough.

I don't get the doom and gloom negativity.
Or the statements its not financially viable. How many 180m+ towers have those having a whinge built?
