Was gonna get the article, but read it while was at work and then forgot about it, and only remembered now. Actually was a pretty good article if anyone still has it and can be bothered posting it...

I remember that article also. They were talking about how the median price for apartments has increased while the median price in the suburbs has fallen.

lol sorry Pistol, just when i read it that was my first reaction, like what the...? If your looking at selling, now would be the time apparently, cause apartment prices are booming, with off the top of my head something like a 7% growth in the past quarter (dont quote me on that though). Article went on to say that lots more younger people now buying apartments in cbd due to cost of petrol, and fact that all your needs are practically on your front doorstep. So... looking good, and hopefully see some more apartment developments being proposed in near future, and maybe something finally happen with spire...

I read an article in a brochure sent out by Hines that the CBD only has a 0.2% vacancy rate on rental properties. Thats 2 in 1000 houses/apartments in the CBD are vacant! I can't believe that due to these statistics there are not more projects going up. But with Spire, Conservatory and the Precinct it will be interesting to see what happens to these figures. I also know that banks are unwilling to give out loans on inner city apartments due to the glut on the East coast. Even Adelaide Bank bases their recommendations on what is happening on the east coast market! stupid!

I dont think that spire, conservatory, tivoli or 379kws will make any impact on those figures, cause between those 4 projects it will only put like 200 apartments on the market. And with reference to the precinct which will put like 1300 apartments or so on the market, these will prob sell out in no time i reckon, cause if they build two towers at a time that means about 500 apartments at a time will come onto the market, and due to the fact that the above 4 projects will all be relatively expensive to buy an apartment in, this will really be the only low-moderate income apartments to come onto the market. Unless of course more get proposed in near future. Nevertheless very promising apartment figures for adelaide, which as you mentioned pistol, should hopefully see more projects in near future.

The best way to explain the location is on page 34 of the property report. It will be a very skinny building. This was put back to go on the market in September but has been put back til November hopefully won't happen again.

It is and thanks for the photo it's great, but it doesn't have street names so those not familiar with the area now have something to compare it to

Good news and bad news. Spire is still definately going ahead, but the release has been delayed until March next year due to "on going negotiations" (Maybe in regards to height limit). There will be a campaign for registrations of interest starting in January.
If anyone is interested in buying one of these let me know and i'll give you the detials of the guy to talk to as it is not going to the general public until March, however if you would like to secure one before this time it can be organised.

After 3 years of waiting, I hope this is the final delay, but I wouldn't bet on it.
