FRANKLIN St's revival has been given a boost, with Adelaide developer the Kyren Group announcing it will build a multimillion-dollar mixed-use development in the street.
Developer Theo Samaras has applied for development approval to build a 16-level residential building and adjacent 19-level office building, along with a five-storey extension of the existing Young St carpark.
In another positive for the Adelaide construction market, Mr Samaras says he will forge ahead with the green-star-rated development without tenant precommitment.
"I want to start the office tower next year in the first quarter, and I am not necessarily relying on pre-commitment for it to happen," Mr Samaras said.
"I am now through 400 King William St and my previous developments and as I go on I feel I am learning a lot and becoming a better developer of these products. I also have a lot of confidence in the Adelaide market."
The residential component of the building will comprise a mixture of one, two and three-bedroom apartments, all with balconies and 10 with private offices.
The office building fronting Franklin St, will comprise a total space of 26,900sq m with floor plates of about 1460sq m.
Kyren has also announced the building will achieve a 4.5 to 5-star Australian Building Greenhouse Rating.
In a first for Adelaide, the carpark will be equipped to recharge electric cars on most of its car-parking bays.
Full finance for stage one of the more than $60 million development has been secured from NAB property finance.
Mr Samaras bought the sites for the development at 74 Franklin Street and 16-28 Young St for $16.65 million earlier this year.
The Young St title was bought for $10.2 million and the Franklin St development site for $6.45 million.
Selling agent of the development site, Leedwell director John Savva, said the development was good news for the Adelaide market amid challenging market conditions.
"It is great to see an individual come straight out of one development in difficult times and have enough confidence to say 'I want to keep putting into the state and keep investing'," Mr Savva said.
"It goes to show there is still an appetite for good sites, in good locations with development potential."

I can't remember the last development in Adelaide that was built purely speculatively.

Is the smaller building (to the left) part of the new development? it appears to have tapered side walls - reminded me of the droids (huey, dewey & louie) from the 1972 movie "Silent Running"
Opportunity is missed by most people because it is dressed in overalls and looks like work.

I'm sorry, but back to the drawing board please.
It's all well and good that Samaras has confidence in Adelaide, but going by this initial render and his previous two projects, I don't think Adelaide can have confidence in an optimal contribution to the cityscape.

I cried a little when I first saw that film, the final scene of Huey spending the rest of its days tending that garden out in space.
